Top home staging presentation and attention to detail is essential when you want to sell for maximum return. And who would not want that?

 

Many buyers start their search online, so if your home does not come up to standard it will not make it past the initial search.

 

 

  • Don't underestimate the time it takes to prepare a home for sale! Most people do not put the time and energy into this important planning stage of home staging. The result - panic, and a half-baked attempt that doesn't do your home justice.
  • Share the chores around. Get all the family involved and responsible for each of their areas. Turn chores into a fun activity. Kids especially love collecting stuff for garage sales.
  • Many owners do not have buyer’s eyes that a professional home stager does when walking through the home.  The owner has become used to familiar surroundings such as overgrown bushes blocking natural light, and dated fittings.
  • Employ some professional services; such as window cleaning and garden clean up. If you have a regular home cleaning service, add a few jobs well in advance each time to reduce the overall magnitude of the job.
  • If there's some cleaning you really hate to do, then definitely get someone else to do it. Or chances are it will not be done!
  • Generally get rid of unwanted, unused and unloved items. Look upon it as an opportunity not a chore!
  • Free up space. Get over the "I may need that one day" mentality. If you do need it, chances are you won't be able to find it anyway. If you're hanging on to things for purely sentimental reasons, recognize it as such and store properly.
  • Have a garage sale well before the "For Sale" sign goes up.  This should easily cover the consultancy fee, with money to spare to purchase those accessories you can take to your new home!
  • Don't forget window treatments. Check winders and latches work. Mission brown dates interiors, so check the frames. Forget repainting existing screens. It doesn't work and looks a tad amateur.
  • Look up! Clean the light fittings, extractor fans and overhead fans.Consider pictures and their frames. Be surprised at how much brighter the rooms look when the picture glass reflects a room's sparkly look!
